An overpriced listing costs more than time
A property that launches too high gets the most attention it will ever get during the weeks it is least likely to sell. By the time the price comes down, buyers have already read it as a property nobody wanted.
Sellers usually arrive with a number from three sources: what a neighbour said they got, what a listing site shows for the barangay, and what they need for the next purchase. None of those is a valuation.
Starting with an appraisal means the asking price has evidence behind it, which also makes it far easier to hold during negotiation.

Documents that keep a sale moving
Missing paperwork is the most common reason a signed offer stalls. If anything below is missing, I will tell you where to request it.
- Original owner duplicate title
- Latest tax declaration
- Real property tax receipts
- Approved lot plan or survey
- Valid IDs of all registered owners
- Marriage certificate where applicable

Four steps, start to signed report
Enquiry and scope
Tell me the property, its location and what the report is for. The purpose changes the approach, so a bank valuation and an estate valuation are not the same exercise. You get the fee and the timeline before anything begins.
Same day reply
Documents and site inspection
Title, tax declaration and plan get reviewed first. Then the property is inspected in person, measured and photographed. Nothing is valued from a map alone.
Within the week
Market analysis
Comparable sales and listings in the same barangay and surrounding areas get gathered, then adjusted for size, frontage, access, terrain and improvements. The adjustments are shown, not hidden.
Two to three days
Signed report
You receive the written report with the value, the method, the comparables, the photos and the signature. It goes to your bank, your lawyer or your family as it stands.
