What gets checked on a property you are serious about
Title and tax declaration
The title is traced, the tax declaration is matched against it and any annotation, lien or unpaid tax gets flagged before money moves.
Boundaries and access
The lot is walked, boundaries compared against the plan, and access checked in the condition it will be in during rainy season, not on a dry Sunday.
What it is actually worth
You get a value opinion built on comparable sales in the same barangay, so your offer starts from evidence rather than from the asking price.

From shortlist to transfer
Tell me what you are looking for
Budget, town, lot size and what the property is for. A rest house, a retirement build and an investment hold point to different streets even inside the same barangay.

Shortlist and viewing
You see properties that fit, including ones not posted publicly. I drive the access road with you, since a listing photo never shows the last 200 metres.

Verification and value
Documents get checked and the property gets valued before an offer is written. If the number does not support the price, you hear it from me first.
Two to three days
Offer, closing and transfer
Negotiation, deed preparation, taxes and the transfer of title through the registry, with a checklist so you know what is outstanding at every stage.
